IT'S A, A PLANNING BOARD ADVISORY CONSULTATION FOR AN A HO PROJECT AT, UH, 2072 MASS AVE.

UM, THIS IS THE SECOND OF, OF TWO ADVISORY CONSULTATIONS.

LOOKING AHEAD, UM, NEXT WEEK, MARCH 10TH, THERE WILL BE TWO A HO PROJECTS, UH, ONE AT CORCORAN PARK AND THE OTHER AT, UH, TWO 40 BROADWAY.

UH, THIS IS THE SECOND OF TWO ADVISORY CONSULTATIONS FOR CORCORAN PARK AND THE, THE FIRST AND ONLY CONSULTATION FOR TWO 40 BROADWAY.

UM, THE BOARD MIGHT REMEMBER, UM, SOME OF THE MULTI-FAMILY ZONING AMENDMENTS LAST YEAR.

MADE SOME CHANGES TO THE A HO REVIEW PROCESS, UM, WHERE NOT ALL PROJECTS GO THROUGH THIS, THIS TWO ROUND, UM, REVIEW PROCESS.

SO TWO 40 BROADWAY IS ONE OF THOSE SMALLER PROJECTS THAT THAT ONLY TRIGGERS ONE, UH, REVIEW, UH, WITH THE PLANNING BOARD.

SO THAT'S, THAT'S COMING UP NEXT WEEK.

AND THAT'S, THAT'S ALL WE HAVE SCHEDULED SO FAR FOR, FOR UPCOMING PLANNING BOARD MEETINGS.

WE DO HAVE A FEW COUNCIL COMMITTEE HEARINGS COMING UP THAT ARE, ARE RELATED TO SOME, SOME WORK THAT WE'RE DOING.

UM, NEXT WEDNESDAY, MARCH 11TH, THERE WILL BE AN ORDINANCE COMMITTEE MEETING TO DISCUSS, UH, A FUTURE, UH, POTENTIAL ZONING PETITION ON SOME, SOME FOLLOW-UPS FROM THE MASS AVENUE IN CAMBRIDGE STREET PETITIONS RELATED TO ACTIVE USES.

UM, SO THAT'S, THAT'S SOMETHING THAT, THAT WILL LIKELY COME BACK AROUND, UM, AS A ZONING PETITION FOR THE, THE BOARD TO REVIEW.

SO THIS IS A, AN INITIAL CONVERSATION WITH THE ORDINANCE COMMITTEE.

UM, LATER IN THE MONTH ON MARCH 24TH, THERE'S A HOUSING COMMITTEE MEETING, UH, UPDATING THE COUNCIL ON, UM, CENTRAL SQUARE PLANNING.

UM, WE DID SOME, SOME PLANNING AND ZONING WORK, UH, BACK IN, IN 2024.

SO, UM, IT, IT'S KIND OF AN UPDATE ON, ON WHERE THAT, THAT PROCESS LEFT OFF.

UH, AND THEN THE FOLLOWING DAY, THE 25TH, THERE WILL BE A JOINT, UH, MEETING OF THE NEIGHBORHOOD LONG-TERM PLANNING COMMITTEE AND THE HOUSING COMMITTEE ON THE ANNUAL HOUSING REVIEW.

THIS IS ALSO SOMETHING THAT CAME OUT OF THE MULTIFAMILY ZONING AMENDMENTS.

UM, IT ESTABLISHED A, AN, AN ANNUAL REVIEW ON, ON HOUSING, UM, PRODUCTION.

SO THAT THAT'S SOMETHING THAT WE'VE BEEN WORKING ON AND, AND WILL BE SHARED, UH, WITH THE COUNCIL AT THAT TIME.

THAT'S, UM, THAT'S ALL WE HAVE FOR UPCOMING WORK, SO I'LL STOP THERE AND PASS IT BACK TO THE CHAIR.

THE NEXT ITEM IS AN ADVISORY DESIGN CONSULTATION OF CASE A HO NINE, AN AFFORDABLE HOUSING OVERLAY PROJECT PROPOSED BY C-C-H-R-E 2072 MASS AVE, LLC AND C-C-H-R-E 2072, MASS TENANT, LLC TO CONSTRUCT A NEW 12 STORY BUILDING TO CREATE 73 AFFORDABLE RENTAL UNITS AND AMENITIES, AND 45 LONG-TERM AND ONE SHORT-TERM BICYCLE PARKING SPACE WITH A GROSS FLOOR AREA OF 90,472 SQUARE FEET AT 2072 MASSACHUSETTS AVENUE.

WE WILL BEGIN WITH THE CDD STAFF EXPLAINING WHY THIS IS BEFORE US.

THEN WE WILL HAVE A PRESENTATION FROM THE DEVELOPER, FOLLOWED BY PUBLIC COMMENT AND THE BOARD, THEN THE BOARD WILL ASK QUESTIONS AND FINALLY DISCUSS THE PROPOSED DESIGN.

SO THIS IS THE SECOND OF TWO REQUIRED PLANNING BOARD ADVISORY CONSULTATION SESSIONS FOR THIS AFFORDABLE HOUSING OVERLAY PROJECT.

AS A REMINDER, DHO CREATES AN ALTERNATIVE SET OF DEVELOPMENT STANDARDS THAT APPLY AS OF RIGHT FOR HOUSING DEVELOPMENTS IN WHICH ALL UNITS ARE MADE PERMANENTLY AFFORDABLE.

THE PUR, THE PUR, THE PUR.

THE PURPOSE OF THIS DESIGN REVIEW IS NOT FOR THE PLANNING BOARD TO GRANT OR DENY A PERMIT, BUT TO PROVIDE ADVISORY COMMENTS ON THE DESIGN AND ITS OVERALL CONFORMANCE WITH THE CITY'S URBAN DESIGN OBJECTIVES AND GUIDELINES, WHICH ARE SUMMARIZED IN THE CDD MEMO.

THE PLANNING BOARD REVIEW THIS PROPOSAL ON OCTOBER 7TH, 2025 AND ISSUED A PRELIMINARY REPORT ON OCTOBER 28TH THAT WAS SENT TO THE DEVELOPER.

THE DEVELOPER SUBMITTED A SET OF UPDATED PLANS AND CDD ZONING AND URBAN DESIGN TEAMS HAVE PROVIDED REPORTS ON THOSE TO THE BOARD AND STAFF MEMBERS ARE PRESENT TO ANSWER ANY QUESTIONS.

UH, HERE TODAY, THE DEPARTMENT OF TRANSPORTATION HAS ALSO PROVIDED A MEMO WITH COMMENTS ON THE TRANSPORTATION COMPONENTS OF THE PROJECT.

UH, AND TONIGHT THE BOARD WILL REVIEW THE UPDATED PROPOSAL AND THE SITE, BUT COMMENTS TO INCLUDE, UM, IN A FINAL REPORT.

SO WHAT YOU'RE LOOKING AT HERE NOW IS, IS THE SITE.

UM, IT'S IMPROVED CURRENTLY BY DORO KEBAB, WHICH IS A ONE STORY COMMERCIAL BUILDING.

UM, THAT OPERATION IS NO LONGER, UM, IN BUSINESS.

AND TO THE LEFT, WE HAVE THE RUSSELL APARTMENTS.

ALSO, ON THE FIRST FLOOR IS THE SENIOR CENTER.

AND AS YOU CAN SEE, THERE'S A BLANK WALL THERE THAT PROVIDES A LITTLE BIT OF A BACKDROP OF WHAT'S THERE.

UM, MANY OF US ARE CON, ARE, UH, FAMILIAR WITH THE SITE, USED TO BE THE FORMER KFC.

AND THIS SITE, UH, THIS SLIDE SHOWS, UM, HOW THE BUILDING IS CITED, UH, ADJACENT TO THE CORNER OF WALDEN AND MASS AVE.

ON THE LEFT HAND SIDE, YOU HAVE SOME TRANSPORTATION DATA.

WE LOOKED AT A QUARTER MILE AND A HALF MILE AWAY.

I THINK THE TAKEAWAY IS THERE'S SOME GREEN SPACE, THERE'S LOTS OF TRANSIT, UM, AND YOU CAN SEE THE PORT OF SQUARE IN THE RIGHT HAND CORNER.

AND THAT IS A SHOPPING MALL COMMUTER RAIL.

SO IN MANY WAYS, THIS SITE IS WELL SERVICED BY AMENITIES AND PUBLIC TRANSPORTATION.

THIS IS A HUNDRED PERCENT AFFORDABLE HOUSING.

UH, WE HAVE 74 AFFORDABLE APARTMENT HOMES THAT WILL BE IN AFFORDABLE AND PERPETUITY.

UM, THERE ARE 12 HOMES AT OR BELOW 30%.

THE REMAINING ARE AT OR BELOW 60% A MI, WHICH IS AREA MEDIA AND INCOME.

UM, WE ARE PROUD THAT 72% ARE FAMILY UNITS, TWO AND THREE BEDROOMS, UH, PASSIVE HOUSE CERTIFICATION.

UM, 600 SQUARE FEET OF THE RESIDE RESIDENTIAL AMENITY SPACE WILL BE ON THE GROUND FLOOR.

AS YOU CAN SEE IN THE CORNER IMAGE, WE HAVE AN OUTDOOR ROOF GARDEN AND RESIDENT AMENITY ON THE 12TH FLOOR.

AND THEN WE ALSO HAVE 45, UH,

UM, AS SEAN, UM, ALLUDED TO, WE HAVE CONTINUED TO DEVELOP AND ADVANCE THE DESIGN, UM, OF THIS BUILDING.

AND TONIGHT IN OUR PRESENTATION, WE REALLY WILL FOCUS ON, UH, THE CHANGES IN ADDITIONAL DETAILS SINCE OUR FIRST HEARING, UM, AS REQUESTED.

SO THIS BUILDING HAS ALWAYS BEEN ABOUT, UH, TRANSFORMING AN UNDERUTILIZED SITE INTO AN ELEGANT CONTEMPORARY BUILDING THAT HAS MEANINGFUL, UM, CONNECTIONS AND EXPERIENCES FOR AS RESIDENTS, UM, AS A TRANSIT FRIENDLY DEVELOPMENT, AND, UM, INTEGRATES, UH, BEST SUSTAINABLE DESIGN PRACTICES.

SO WE'RE CONTINUING IN THAT DIRECTION.

SO I WANT TO START BY JUST SUMMARIZING, UM, THE FEEDBACK THAT WE RECEIVED.

UM, WE'VE KIND OF, UH, REMEMBER THAT WE WERE HERE IN OCTOBER.

UM, IN OUR VIEW, UH, THE, THE PROJECT WAS WELL RECEIVED AND WE RECEIVED SOME VERY HELPFUL FEEDBACK, UH, WHICH I WOULD CATEGORIZE.

WE CATEGORIZED INTO, UH, FOUR, UM, FOUR GROUPS.

SO WE, WE DISCUSSED, UM, SOME THOUGHTS ON THE EXTERIOR DESIGN TO SORT OF WORK ON, UH, UM, REVISING THE GEOMETRY AND THE SORT OF DIVISIONS OF THE FACADE, AND TO REALLY WORK ON COORDINATING THE INTERIOR AND EXTERIOR LAYOUTS AND STRUCTURE.

WE TALKED A, I THINK THE MOST FEEDBACK WE GOT WAS ABOUT THE GROUND FLOOR AND THE PEDESTRIAN EXPERIENCE.

WE'VE WORKED PROBABLY THE HARDEST ON THAT.

UH, WE TALKED ABOUT THE SITE DESIGN AND THE WAY THAT THINGS IN THE GROUND PLANE WERE CONNECTING TO THE COMMUNITY.

UM, THINGS LIKE BICYCLES AND TRASH SERVICE AND ELECTRICAL SERVICE.

AND THEN THERE WERE SOME COMMENTS ABOUT, UM, THE OVERALL PLANNING OF THE BUILDING, WHICH, UH, WERE VERY HELPFUL AND HAVE LED TO, UH, A SET OF IMPROVEMENTS.

SO I'LL START WITH, UM, THE EXTERIOR DESIGN AND JUST A LITTLE MORE SPECIFICS.

WE ARE ASKED TO THINK ABOUT THE SIZE AND SHAPES OF THE WINDOWS AND THE FACADES, THE AMOUNT OF TRANSPARENCY, UH, THE MATERIAL QUALITY, UM, THE WAY THAT WE'RE SORT OF DIVIDING THE FACADE UP WITH THESE VERTICAL RECESSES TO LOOK AGAIN AT THE, THE COLOR AND SEE IF WE COULD MAKE IT A LITTLE BIT WARMER.

UM, AND OTHER THINGS LIKE THAT.

THINKING ABOUT THE FRAME, UM, AND THE, THE DIMENSIONS OF THE VERTICAL AND HORIZONTAL MEMBERS, WE WERE ALSO ASKED TO CONSIDER A FEW THINGS, WHICH WE, WE DID NOT DO.

AND ONE OF THOSE IS, IS, UH, TO CONSIDER BALCONIES.

SO, UM, I WANNA START OFF BY, UM, HIGHLIGHTING, UH, UM, A CHANGE THAT, UM, HAPPENED AFTER OUR SUBMISSION AND, AND WORKING WITH THE CITY STAFF.

UM, ON THE LEFT IS WHAT WAS IN THE SUBMISSION WITH THREE, UH, FACADE RECESSES.

AND WE REALIZED THAT ANOTHER CHANGE WE HAD MADE IN THE, IN THE SORT OF PLANNING OF THE BUILDING, UM, CAUSED US TO NO LONGER HAVE A RECESS ON THE, UM, THE EAST FACADE.

AND SO YOU'LL SEE ON THE RIGHT WITH THE BIG NUMBER FOUR, UM, WE'VE ADDED A, A RECESS IN THE FACADE THAT YOU'LL SEE IN ALL OF THE SUBSEQUENT MATERIALS.

AND THAT'S THE, TO COMPLY WITH, UM, THE FACADE RECESS PROVISION OF THE ORDINANCE.

SO HERE WE ARE LOOKING AT, UM, THE BUILDING FROM, UM, THE CORNER ALONG MASS AVENUE.

YOU CAN SEE HERE, UM, WE SORT OF, ONE OF THE BIGGEST SHIFT WAS TO MOVE THAT REVEAL ON THE WALDEN STREET FACADE CLOSER TO MASS AVENUE, WHICH I THINK REALLY HIGHLIGHTS THAT CORNER.

IT TURNS IT INTO, UM, A SORT OF WRAPPING VOLUME WITH THREE BAYS ON EACH SIDE, AND REALLY HIGHLIGHTS THAT ROOF GARDEN SPACE ON THE TOP.

UM, WE ALSO WORKED HARD TO COORDINATE THE INTERIOR AND EXTERIOR UNITS, ROUGHLY THE SMALLER WINDOWS OR BEDROOMS AND THE LARGER WINDOWS OR LIVING ROOMS. AND THEN HERE YOU START TO SEE, UM, THE, THE CHANGES THAT WE'VE MADE TO THE GROUND FLOOR TO LIGHTEN IT AND TO MAKE IT MORE TRANSPARENT AND TO INCLUDE A PIECE OF PUBLIC ART OR A SPACE FOR PUBLIC ART.

UH, WE JUST WANT TO SHARE THE MASSING MODEL, UM, OF THE BUILDING.

THIS IS ALSO UPDATED.

SO HERE WE'RE LOOKING AT THE NORTH CORNER, THE WEST CORNER, THE SOUTH CORNER, AND, UH, THE CORNER LOOKING AS

YOU'RE COMING UP MASS AVENUE.

SO THAT'S THE MASSING OF THE BUILDING.

YOU CAN SEE THE WAY IT'S DIVIDED BY THESE, UM, REVEALS AND, UH, FACADE DELINEATIONS.

UM, LOOKING FROM, UM, THE NORTH SIDE SORT OF COMING DOWN THE AVENUE AGAIN, YOU SEE, UM, UH, ONE OF THE THINGS THAT'S ALWAYS, WE'VE ALWAYS LIKED ABOUT THE DESIGN IS THE, THE FOLD THAT HAPPENS ON THE NORTH FACADE ALONG MASS AVENUE THAT KIND OF HIGHLIGHTS THAT PLACE, UH, WHERE THE AVENUE BENDS.

AND AGAIN, YOU CAN SEE SOME OF THE THINGS THAT I TALKED ABOUT, UM, ON THE FIRST SLIDE, JUST FROM A DIFFERENT LOCATION AND A LITTLE BIT CLOSER, A LITTLE BIT FURTHER BACK UP THE ROAD, UM, YOU CAN SEE HOW SHIFTING THAT REVEAL FORWARD REALLY HIGHLIGHTS THAT CORNER PIECE WITH THE ROOF GARDEN ON IT, UH, WHICH WAS AN IMPORTANT ELEMENT IN OUR DESIGN.

LOOKING FROM THE SOUTH SIDE HERE, YOU CAN SEE, UM, UH, THAT FACADE RECESS THAT I WAS TALKING OUT ABOUT BETWEEN THE, THE MASS AVENUE, UM, SORT OF VOLUME AND THE REST OF THE BUILDING.

UM, THIS FACADE, WE ALSO MOVED, UM, THE BOUNDARY OF THE BUILDING BACK.

UH, IT WAS THREE FEET FROM THE PROPERTY LINE.

WE MOVED IT TO FIVE FEET, WHICH ALLOWED US TO OPEN UP AND HAVE A LARGER PERCENTAGE OF FENESTRATION ALONG THIS FACADE, WHICH WAS ONE OF THE, THE BIG COMMENTS.

WE DID CONSIDER BALCONIES ALONG THIS FACADE, AS WAS SUGGESTED.

BUT, UM, THEY, IT DIDN'T REALLY SEEM LIKE A GREAT IDEA TO US IN TERMS OF RESIDENT SAFETY, AND IT WOULD'VE ADDED COST TO THE PROJECT.

UM, SO AGAIN, MORE ARTICULATION AND SORT OF, UM, MATERIAL DEVELOPMENT OF THIS FACADE.

AND LOOKING FROM WALDEN STREET, UH, A SIMILAR THING, UM, WORKING ON, WE ALSO MOVED THIS, THIS PROP, THIS, UH, BUILDING BOUNDARY BACK, UM, SO THAT WE COULD HAVE MORE, WE COULD INCREASE THE AMOUNT OF TRANSPARENCY AND KIND OF OPEN IT UP, UM, WORKING ON THE MATERIALS, IT'S A SLIGHTLY WARMER PALETTE, UH, WHICH WE THINK IS HARMONIZES REALLY WELL WITH THE MASS TIMBER STRUCTURE THAT YOU WOULD EX YOU SORT OF SEE OR, UH, THROUGH THE, THE TRANSPARENT PARTS OF THE FACADE.

UM, THE LAST TIME WE WERE HERE, WE HAD A, A DARK GRAY BRICK ON THE GROUND FLOOR.

AND WE'VE MOVED TOWARDS, UM, SORT OF A, A BUFF COLORED BRICK, UM, THAT YOU SEE HERE THAT I THINK REALLY, UM, SOFTENS THAT GROUND PLANE AND BRINGS EVERYTHING TOGETHER.

UM, NEXT TO THOSE PLANTERS, I'LL JUST GO QUICKLY THROUGH THE ELEVATIONS.

UM, AND I'M GONNA TALK ABOUT THE GROUND PLANE IN A MOMENT.

UM, BUT THESE ARE THE OVERALL ELEVATIONS.

UM, THE NORTH ELEVATION ON MASS AVE, SEEING THE KIND OF CHANGES THAT WE'VE MADE TO THE DIVISION OF THE FACADE AND THE FENESTRATION, THE WALDEN STREET FACADE, SOUTH ELEVATION FACING, UH, THE CITY OWNED PARKING LOT WITH A ROW OF TREES, UM, AT THE BASE OF THE BUILDING, EAST ELEVATION FACING THE RUSSELL APARTMENTS.

AGAIN, WE OPENED THIS UP, UH, WORKED ON THE SORT OF SUBDIVISIONS, UM, AND RECESSES HERE.

SO I'M GONNA SHIFT NOW TO THE PEDESTRIAN EXPERIENCE.

UH, AND WHAT I MEAN BY THAT IS JUST THE, THE WAY THAT THE BUILDING MEETS THE GROUND.

SO YOU ASKED US AND THE CITY, UH, STAFF ASKED US TO CONSIDER MAKING THE BUILDING A LITTLE BIT TALLER AT THE GROUND FLOOR, UM, TO GIVE IT MORE PRESENCE AND TRANSPARENCY TO, UM, CONSIDER, UH, RESHUFFLING THE PROGRAM ON THE GROUND FLOOR IN A WAY THAT WOULD MAKE THE BUILDING, UM, UH, IT WOULD CREATE MORE OPPORTUNITIES FOR FENESTRATION AND TRANSPARENCY.

UM, SO WE'VE WORKED ON THAT.

UM, WE, THAT WOULD, THAT'S REALLY THE SOUTHWEST FACADE.

WE WORKED ON THE ENTRY.

WE WERE ASKED TO WORK ON THE ENTRY AND MAKE IT A LITTLE MORE, UH, PREVALENT AND PRONOUNCED, MORE TRANSPARENCY, MORE VISUAL INTEREST, UM, MATERIALS AT THE GROUND FLOOR, AND THINKING ABOUT THE FUTURE OF, UM, MASS AVE WITH THE STREET SCAPE AND THE PLANNING THAT'S, UH, INTENDED THERE.

SO HERE WE ARE LOOKING, UH, UP CLOSER AT THE, THE CORNER OF MASS AVE AND WALDEN.

SO THE, UH, COMMUNITY ROOM IS ON, ON THE CORNER THERE, AND WE WERE ABLE TO RAISE THE BUILDING HEIGHT, UM, BY TWO FEET.

UM, SO IT WENT FROM 16 TO 18, AND I THINK THAT'S MADE A, A REALLY NICE DIFFERENCE.

UM, THE GROUND FLOOR IS MORE PROMINENT.

UM, WE'VE FLATTENED OUT THE ENTRY.

IT, IT WAS PREVIOUSLY

RECESSED FAIRLY DEEP INTO THE FACADE, AND WE'VE BROUGHT IT OUT SORT OF IN PLAIN, SO IT HAS MORE OF A PRESENCE ON THE STREET.

UM, WE'VE ADDED, AS I MENTIONED BEFORE, A A, A PLACEHOLDER FOR A MURAL OR A PIECE OF PUBLIC ART BEHIND THE BUS STOP.

UH, WE DON'T KNOW IF THE BUS STOP WILL STAY OR GO, BUT WE'RE PLANNING, UM, UH, FOR BOTH.

AND I THINK EITHER, EITHER WAY, THIS WOULD BE A GREAT BACKDROP FOR A PIECE OF PUBLIC ART.

UM, AND HERE YOU SEE THE LIGHTER BRICK THAT WE'VE, UM, WORKED INTO.

THE DESIGN ALONG THE GROUND PLANE IS SORT OF BUFF COLOR THAT ALSO MAKES ITS WAY UP THROUGH THE FACADE RECESSES A LITTLE BIT.

UM, MORE AROUND THE CORNER HERE, YOU START TO SEE THE PLANTERS THAT ARE FEATURED.

UM, ONE OF THE THINGS WE TALKED ABOUT LAST TIME WAS, IS THERE ENOUGH ROOM FOR THE PLANTERS, UM, ALONG WALDEN STREET? SO WHAT WE'VE ENDED UP DOING IS, WE THINK THERE IS, UM, BUT IT STARTS TO GET TIGHT AT THE CORNER.

SO WE ELIMINATE, WE, UH, WE DON'T HAVE PLANTERS AT THE CORNER ON THE OUTSIDE OF THE BUILDING, BUT WE'RE HAVE, WE HAVE THEM ON THE INSIDE.

SO THERE'S SORT OF THIS JUMP FROM INSIDE TO OUTSIDE.

UM, JUST AN ELEVATIONAL VIEW OF THAT, UH, GROUND PLANE EXPERIENCE.

AND THEN WALDEN STREET, UM, IF YOU REMEMBER BEFORE, WE HAD QUITE A BIT OF BLANK WALL ON THIS FACADE.

AND SO WE'VE BEEN ABLE TO, UM, EXTEND THE GLAZING OF THE COMMUNITY ROOM FURTHER AROUND THE CORNER, UH, TOWARDS THE RIGHT OF THIS DRAWING.

AND THEN ADD WINDOWS INTO THE MANAGEMENT OFFICE AND THE MAIL ROOM AND WORK ROOM, UH, WHICH ARE REALLY A, A PART OF THAT PUBLIC REALM TOO.

AND THEN SORT OF RECALIBRATE, UM, THE DOOR.

THE, THE DOOR THAT YOU SEE AT THE, UM, FAR END OF THE BUILDING IS A ROLL-UP DOOR FOR THE TRANSFORMER.

AND THE DOOR NEXT TO THAT IS FOR THE FIRE SPRINKLER, UH, ROOM.

SO WE'VE, WE SORT OF MORE INTENTIONALLY WORKED THESE INTO THE FACADE, UM, ALONG WITH THAT PLANTER THAT SORT OF COMES DOWN, UM, AS WALDEN STREET SLOPES TOWARDS THE NEIGHBORHOOD.

AND AGAIN, ALL OF THIS I THINK, IS IMPROVED AND UNIFIED BY USING A LIGHTER COLOR BRICK, UH, VIEW OF THAT.

UM, WITH THE CITY OWNED PARKING LOT IN THE FOREGROUND AND A, A ROW OF NEW TREES BETWEEN THE PARKING LOT AND THE BUILDING ON THE SITE DESIGN, UH, ELEMENTS.

UM, WE TALKED ABOUT, UH, THE COMMENTS WERE ABOUT LOADING AND DROP OFF, UM, STREET SCAPE DESIGN AND THINKING ABOUT THE FUTURE OF MASS AVENUE.

UM, CONTINUING TO, UM, SEE OUR, OUR INTENT TO WIDEN WALDEN STREET AS A POSITIVE THING.

UH, WE TALKED ABOUT A TREE THAT'S IN BETWEEN, THAT'S ON THE RUSSELL APARTMENTS BUILDING THAT COULD BE AFFECTED BY OUR CONSTRUCTION.

UM, AND I, I JUST TALKED ABOUT THE PLANTERS AND, UH, WE TALKED A LITTLE BIT ABOUT BIKE ROOM AND CONCEALING TRASH.

UM, SOMEONE, UH, IT WAS SUGGESTED THAT WE THINK ABOUT PARKING ON SITE, BUT WE, UH, ARE NOT DOING THAT.

THERE'S ZERO PARKING FOR THIS PROJECT.

STARTING WITH THE SITE, UH, PLAN ITSELF.

UM, WE ARE CONTINUING TO WORK WITH THE CITY.

WE'VE MET WITH DPW AND, UH, UH, TRAFFIC AND CDD SORT OF COLLECTIVELY TO THINK ABOUT WITH, THERE'S TWO POSSIBILITIES.

ONE IS THAT THE, THE BUILD THE DROP OFF COULD HAPPEN ON MASS AVENUE.

THE OTHER IS THAT IT COULD HAPPEN FROM THE CITY PARKING LOT, AND WE REALLY NEED TO WAIT AND SEE, UM, HOW THE MASS AVENUE PLAN DEVELOPS.

BUT I THINK WE HAVE SUPPORT FROM THE CITY TO, UM, SUPPORT AND HELP US FIGURE THAT OUT AS IT EVOLVES.

UM, WE ARE SHOWING SOME SEEDING, UM, HYPOTHETICALLY ALONG MASS AVENUE, WHICH KIND OF, UM, SOME BENCHES AND PLANTERS, WHICH COULD BE THERE IF THAT, IF THAT IS A PART OF THE MASS AVENUE PLAN.

SIDEWALK IS REALLY NICE AND WIDE RIGHT THERE.

UM, BUT WE KNOW THINGS COULD CHANGE WITH SEPARATED BIKE LANES AND THINGS LIKE THAT, THAT ARE BEING CONSIDERED.

SO WE'RE, WE'RE AIMING TO BE FLEXIBLE AND ALLOW FOR THAT PLAN TO EVOLVE.

UM, YOU CAN SEE THE, THE CORNER PLANTER THAT I TALKED ABOUT, WHERE IT JUMPS FROM INSIDE TO OUTSIDE, WHICH LEAVES PLENTY OF SPACE TO WALK AROUND THAT CORNER.

AND, UM, WE TALKED ABOUT THE EXISTING TREE, UM, WHICH IS JUST TO THE EAST OF OUR BUILDING.

UM, ONE OF THE OTHER BENEFITS, IF YOU, IF YOU SEE THIS DRAWING, THE RED LINE IS WHERE THE BUILDING USED TO BE.

SO BY PULLING IT BACK, UM, IT WAS, IT WAS ACTUALLY AT THE PROPERTY LINE ON THE GROUND FLOOR.

'CAUSE WE DIDN'T NEED ANY WINDOWS.

SO WE'VE PULLED THE WHOLE BUILDING BACK FIVE FEET, AND WE THINK THAT WILL INCREASE, UH, THE POSSIBILITY OF

THAT TREE SURVIVING.

BUT IF NOT, UM, THE TEAM IS COMMITTED TO REPLACING IT.

AND OUR LANDSCAPE ARCHITECT THINKS THAT, UM, AN AMERICAN HORN BEAM OR HORN BEAMS WOULD BE A GOOD REPLACEMENT TREE FOR THAT IF THAT WERE TO HAPPEN.

UM, BUT WE ALSO HAVE A FULL TREE PROTECTION PLAN FROM OUR ARBORIST, UM, WHO THINKS THAT IT, THERE'S A HIGH LIKELIHOOD IT WILL SURVIVE.

UH, A COUPLE OTHER THINGS TO, TO NOTE ON THIS DRAWING.

UM, WE HAVE RELO, WE'VE REORIENTED THE DOORS FOR THE TRASH ROOM.

THEY WERE OPENING STRAIGHT OUT ONTO MASS AVENUE, AND NOW THEY'RE OPENING INTO THE ALLEYWAY BETWEEN OUR BUILDING AND THE RUSSELL APARTMENTS, UH, WHICH IS A, UM, MORE CONCEALED SOLUTION.

THERE IS A DOOR FROM THE BIKE ROOM ALSO INTO THAT, THAT ALLEYWAY.

UM, SO WE WERE ABLE TO CONCEAL, UH, MOVING THE BUILDING BACK GAVE US A, A NUMBER OF ADVANTAGES THERE.

BIKE PARKING, UH, SEAN MENTIONED THIS EARLIER, UM, WORKING WITH THE CDD STAFF AND, AND REALIZING THAT IF WE USE A CERTAIN TYPE OF RACK THAT WE COULD ACTUALLY FIT, UM, 45 BICYCLES ON THE GROUND FLOOR, WHEREAS WE HAD A SMALL BIKE ROOM ON THE SECOND FLOOR, UM, TO ACCOMMODATE THE NUMBER THAT, UH, TO ACCOMMODATE THAT 45.

BUT JUST BY LOOKING AT IT A SLIGHTLY DIFFERENT WAY AND USING A CERTAIN TYPE OF RACK, WE CAN GET ALL THESE BIKES ON THE GROUND FLOOR, WHICH IS GREAT NEWS.

UM, THE OTHER THING WE WORKED ON WITH THE BICYCLE PARKING IS A BETTER ACCESS TO THE ROOM.

UM, WE ARE STILL, UH, SORT OF ENCOURAGING PEOPLE TO COME INTO THE BUILDING WITH THEIR BICYCLES.

IT'S AN 11 FOOT WIDE PASSAGEWAY, UM, FROM THE FRONT DOORS, AND THEN ONE TURN INTO THE BIKE ROOM BEFORE WE HAD A COUPLE OF TURNS AND A MUCH NARROWER WAY INTO THAT, UM, ALLEYWAY.

AND WE, YOU KNOW, WE CONTEMPLATED PUTTING A, A ROOM, UM, A DOOR TO THE SOUTH, BUT ONE OF THE BIG, UM, REQUESTS FROM THE, FROM OUR COMMUNITY MEETINGS WAS TO KEEP ALL OF THE, THE TRAFFIC AND ENERGY AND, UM, SERVICES ON MASS AVENUE AND NOT IN THE NEIGHBORHOOD.

UM, IN ADDITION TO THAT, THERE'S A GRADE CHANGE BETWEEN THE INSIDE OF THE BUILDING AND THE OUTSIDE.

AND THEN THAT IS A, UH, A BUFFER PLANTING AREA THAT WE'RE REALLY, IS ONE OF THE PRIMARY WAYS OF, OF US ACHIEVING OUR, OUR COOL SCORE.

SO THERE WERE SEVERAL REASONS THAT WE CHOSE TO NOT HAVE BICYCLES COME OUT OF THE, UH, THE SOUTH OF THE BUILDING.

WE'VE CONTINUED TO WORK WITH THE CITY ON, UM, SORT OF THE RE-IMAGINING OF WALDEN STREET AND TAKING IT FROM, UH, ONE 10 FOOT LANE AND TWO, I THINK EIGHT FOOT LANES TO, UH, THREE PROPER 10 FOOT TRAVEL LANES.

UM, AND REMEMBER THAT WE'RE SORT OF GIVING BACK A LITTLE BIT OF OUR PROPERTY TO BE ABLE TO DO THAT.

UM, BUT ALSO CANTILEVERING THE BUILDING, UM, FROM THE SECOND FLOOR AND BEYOND TO KIND OF, UH, CREATE A BALANCE THERE.

SO THE SIDEWALK IS SEVEN FOOT TWO FROM THE BUILDING EDGE WITH A TWO FOOT PLANTER, WHICH LEAVES ABOUT FIVE FEET FOR WALKING, EXCEPT WHEN YOU GET AT THE CORNER, THEN IT, IT OPENS BACK UP.

UM, THE LAST SORT OF CATEGORY HERE, UM, TO GO THROUGH OUR, OUR, UM, ADJUSTMENTS AND CHANGES IS ABOUT THE BUILDING PLANNING.

UM, WE WERE ENCOURAGED TO COORDINATE TIGHTER WITH OUR STRUCTURAL GRID TO THINK ABOUT THE RELATIONSHIP BETWEEN THE INSIDE AND OUTSIDE, UM, IMPROVED BIKE ROOM ACCESS, MAKE IT CLEAR WHERE OUR, UM, ACCESSIBLE UNITS ARE, UM, TO CONFIRM THAT WE HAVE THE RIGHT AMOUNT OF LAUNDRY MACHINES.

AND THEN WE TALKED ABOUT, UM, JUST PROVIDING A LITTLE MORE DETAIL, UH, ABOUT THE CONCEPT AND AND ARRANGEMENT OF THE ROOF GARDEN, UH, WHICH I'M EXCITED TO SHOW YOU IN A MINUTE.

UM, THERE WAS SOME DISCUSSION ABOUT CONSIDERING A BASEMENT LEVEL, UM, CONSIDERING TO MOVE THE ROOF GARDEN TO A DIFFERENT PART OF THE BUILDING AND TO CONSIDER ELIMINATING THE GENERATOR.

UM, BUT I THINK AS WE WORK THROUGH THOSE, THERE, THERE WAS MIXED OPINIONS ON SOME OF THOSE.

UM, THOSE ARE THINGS THAT WE DECIDED NOT TO PURSUE.

SO I'LL START WITH THE SECOND FLOOR PLAN.

UM, AND THIS IS SHOWING WHERE THAT BIKE ROOM WAS, UM, THAT WE HAVE DETERMINED WE NO LONGER NEED.

AND SO OUR CURRENT PLAN MOVING FORWARD WOULD BE TO CONVERT THAT INTO A TWO BEDROOM APARTMENT.

AND THAT'S WHY, UM, THE NUMBER HAS CHANGED FROM 73 TO 74.

UH, THIS ALSO MAKES THE BUILDING STACK, UM, PERFECTLY, WHICH IS A GOOD THING FOR OUR, UH, FOR OUR ECONOMICS.

UM, SO THIS DOESN'T CHANGE THE WAY THE BUILDING LOOKS OR FEELS ON THE

EXTERIOR, THE WINDOWS AND, UM, FACADES ALL REMAIN THE SAME.

IT'S JUST AN INTERNAL BUILDING CHANGE.

SO THAT'S THE SAME AS THE TYPICAL FLOOR.

UM, WE'VE WORKED WITH INCORPORATING THE INSIDE AND OUTSIDE AND THINKING ABOUT HOW THE WINDOWS RELATE TO THE UNITS, UH, WHETHER THEY'RE LIVING ROOMS ON THE CORNER OR BEDROOMS, UM, ALONG, UH, THE PROPERTY LINE WITH THE RUSSELL APARTMENTS.

AND ALSO, UM, WE HAVE THREE STRUCTURAL OPTIONS ON THE TABLE, ALL OF WHICH CAN BE COORDINATED WITH THIS GRID.

UM, THREE DIFFERENT WAYS OF USING MASS TIMBER, WHICH REMAINS, UH, AN IMPORTANT PART, UM, OF OUR CONCEPT.

AND WE WERE ABLE TO ACHIEVE A VARIANCE AT THE STATE, UM, UH, STATE, STATE BOARD, UM, TO EXPOSE, UM, MORE OF THE MASS TIMBER THAN IS ALLOWED BY CODE.

SO, UM, WE SEE THAT AS A VERY POSITIVE THING AND WILL JUST ALLOW FOR THE MASS TIMBER TO BE A IMPORTANT PART OF THE INTERIOR OF THESE UNITS.

UH, WE ARE SHOWING OUR, UM, MORE DETAIL ON WHERE OUR ACCESSIBLE UNITS ARE.

WE HAVE, UM, WE HAVE EIGHT GROUP, TWO A UNITS, THREE, ONE BEDROOM OR TWO BEDROOMS, AND ONE THREE BEDROOM.

UM, IN ADDITION TO THAT, WE HAVE, UM, UH, DISTRIBUTED THEM EQUALLY AMONGST, UM, A ACROSS THE BUILDING AND AMONGST THE DIFFERENT UNIT TYPES.

AND AT THE 12TH FLOOR, UM, WE HAVE CONFIRMED THAT, UH, WITH, WITH BOTH THE VENDOR AND THE BUILDING CODE, WE HAVE EIGHT WASHERS AND EIGHT DRYERS, WHICH IS ONE FOR EVERY 10 UNITS.

I'M GONNA FOCUS ON THE ROOF PLAN FOR A SECOND, AND THEN THE ROOF GARDEN.

UM, ANOTHER THING THAT THAT CAME UP IN OUR DISCUSSIONS WITH THE STAFF WAS, UH, SORT OF ENCOURAGEMENT AND GUIDANCE TO PULL THE EQUIPMENT AWAY FROM THE EDGE, UM, IN ACCORDANCE WITH THE, UH, THE, THE ZONING.

SO THIS WAS THE ROOF PLAN THAT WAS, UM, IN OUR SUBMISSION PACKAGE.

AND THIS IS THE ROOF PLAN, WHICH WE WOULD MOVE FORWARD FOR ALL OF WHICH MOVES THE EQUIPMENT BACK FROM THE EDGES.

UM, I SHOULD SAY THAT THE RENDERINGS WERE ALL DONE WITH THE SCREEN CLOSER TO THE EDGE, SO THIS WILL ONLY IMPROVE THE WAY THE BUILDING LOOKS AND FEELS FROM THE GROUND.

AND THEN WE ARE INCLUDING, UM, A SMALL SOLAR ARRAY ON TOP OF THE MECHANICAL ROOM AND ELEVATOR OVERRUN.

SO, UH, SINCE WE LAST MET, WE MET WITH, UM, JASON AND SEAN AND THEIR TEAM PULLED TOGETHER RESIDENTS OF FROST TERRACE, WHICH IS ANOTHER PROJECT THAT WE WORKED ON TOGETHER.

AND WE HAD A, UM, COMMUNITY ENGAGEMENT AND DESIGN CHARETTE WITH THEM ABOUT, HEY, IF YOU LIVED IN A BUILDING LIKE 2072 AND IT HAD A ROOF TERRACE, WHAT WERE THE, WHAT ARE THE KINDS OF ACTIVITIES THAT YOU WOULD LIKE TO BE ABLE TO DO UP THERE? AND SO, UM, THIS, YOU KNOW, CHALLENGE SOME OF OUR PRECONCEPTIONS, WHICH WERE ABOUT, YOU KNOW, LARGER GATHERINGS AND BEING ABLE TO DO THINGS AS, AS A GROUP.

UM, WHAT THEY, WHAT WE LEARNED FROM THEM IS THAT THEY WOULD REALLY LIKE TO HAVE IT JUST TO BE OUTSIDE AND BE IN A PLACE SURROUNDED BY THE CITY AND SURROUNDED BY PLANTS, UM, AND BEING ABLE TO DO THE THINGS THAT YOU DO ON A MORE REGULAR BASIS.

LIKE, SIT AT A TABLE AND EAT, SIT AT A, SIT ON A COUCH AND READ OR TALK TO YOUR FRIENDS.

AND THEN, UM, FOR THE KIDS IN THE GROUP, UH, TO HAVE SOMEWHERE THAT SORT OF FELT LIKE THEIR OWN.

SO THIS, UM, REVISED ROOF TERRACE DESIGN INCLUDES KIND OF THREES ZONES, UM, ONE WITH THE LARGE PICNIC TABLE AND BENCHES, ONE WITH AN L-SHAPED COUCH, UM, KINDA LOOKING OUT OVER THE EDGE AND ANOTHER WITH A SMALL PLAY STRUCTURE.

UM, THIS IS A RENDERED VERSION OF THAT SAME PLAN, UH, A SMALL PLAYHOUSE FOR, UH, KIDS THAT LIVE IN THE BUILDING.

SO THIS IS NOT A HIGH INTENSITY OR ACTIVITY ROOF, IT'S MORE OF A RELAXING PLACE TO BE SURROUNDED BY GREEN AND SORT OF SENSE THAT YOU'RE IN THE CITY AS OPPOSED TO ONE THAT'S ABOUT WALKING UP AND LOOKING OVER THE EDGE OF HOW COLD A VIEW IS.

IT'S ABOUT BEING, UM, IN COMMUNITY WITH YOUR FELLOW RESIDENTS.

UM, WE WERE ASKED TO LOOK AT, SORT OF ILLUSTRATE HOW THIS MIGHT HAPPEN TECHNICALLY.

AND THIS IS A, UM, SORT OF A SECTION THROUGH THE ROOF TERRACE, UM, BY GROUND OR LANDSCAPE ARCHITECT.

SO THE PLANTERS WOULD ALL SORT OF BE BUILT ON THE STRUCTURAL DECK.

UM, AND THEN THE, THE FURNISHED AREAS WOULD BE A COMBINATION OF WOOD DECK AND PRECAST PAVERS ON A PEDESTAL SYSTEM SO THAT THE ROOF DRAINAGE, UM, CAN ROOF DRAINAGE AND ROOF SLOPES JUST HAPPEN UNDERNEATH THEM, UM,

WITH TALLER PLANTINGS AROUND THE EDGE THAT REALLY BECOME A PART OF THE BUILDING AND THE LANDSCAPE, UM, GROUND ALSO, UH, ONE OF THE QUESTIONS FROM LAST TIME WAS, DO PLANTS THRIVE AND SURVIVE AT HEIGHTS LIKE THIS? SO I DO THINK THAT THERE IS THE OPPORTUNITY FOR SOME MOTION LIGHTING.

SO IF WE DID HAVE WINDOWS, LIGHTING MIGHT IMPACT PRIVACY.

BUT BECAUSE WE HAVE A BLANK WALL, I THINK THERE'S AN OPPORTUNITY THROUGHOUT THE STRETCH OF THAT, UM, TO BE ABLE TO DO SOME KIND OF SHOEBOX, UM, FOCUSED LIGHTING TO MAKE SURE THAT AREA IS LIT, ESPECIALLY IN THE EVENING TIMES.

UM, UH, WHAT ELSE? MASS TIMBER, I'M GLAD TO SEE THE PROJECT IS STILL BEING PROPOSED AS A, UM, MASS TIMBER HIGH RISE.

AND, UH, I DO LOVE SEEING THE ADDITIONAL ARTICULATION ON, UM, THE SOUTH SIDE OF THE BUILDING.

'CAUSE IT IS ONE OF THOSE LONG SITE LINE, UM, FACADES RIGHT NOW.

UM, LET'S SEE, UH, ONE, A FEW THINGS I WOULD LIKE TO SEE GOING FORWARD OR MAYBE THINGS TO THINK ABOUT AS YOU GUYS, UM, PROGRESS.

ONE THING, WHICH IS ACTUALLY SOMETHING, UH, I, ONE OF THE COMMITTEE, UH, MEMBERS BROUGHT UP, AND WE'VE DISCUSSED A BIT HERE, BUT JUST THE, UM, FIVE FEET, I DON'T WANT TO CALL IT ALLEY, BUT A GAP BETWEEN BUILDING AND, UM, RUSSELL APARTMENTS.

MY INITIAL THOUGHT WAS, DID RU WOULD RUSSELL APARTMENTS ACTUALLY WANNA FENCE BETWEEN, UM, THE BUILDINGS IF, YOU KNOW, IF THE TRASH ROOM AND BIKE ROOM ARE GONNA BE ACCESSIBLE, BUT, UM, YOU KNOW, THAT'S BETWEEN YOU GUYS AND THEM.

UM, BUT YEAH, ANY WAY OF USING LIGHTING OR GATES OR WHATNOT TO MAKE IT SAFER I THINK WOULD BE HELPFUL.

UM, I WOULD REALLY LIKE TO SEE ANY WAY THERE COULD BE ADDITIONAL SHORT TERM BIKE RACKS.

I THINK RIGHT NOW THERE IS ONE, UM, AND I KNOW THAT WILL BE DEPENDENT ON WHAT COMES OUT OF, YOU KNOW, PLANNING OR LAYOUT FOR MASS STAFF, BUT IT IDEALLY THERE COULD BE MORE, ESPECIALLY NEAR THE LOBBY ENTRANCE, UM, FOR GUESTS AND EVEN, UH, RESIDENTS OF THE BUILDING.

AND SO I DON'T KNOW IF THIS HAS BEEN DISCUSSED, BUT IS THERE A WAY TO, UM, IF THE COMMUNITY ROOM ISN'T ALWAYS USED BY THE RESIDENTS OF THE BUILDING, IS THERE A WAY TO, UM, AS A BENEFIT ALMOST THE COMMUNITY TO ALLOW, UH, MEMBERS OF THE COMMUNITY TO RENT THE SPACE, UM, ON, OFF, OFF HOURS? UM, SO THAT'S JUST SOMETHING TO CONSIDER, I THINK WOULD BE GREAT AND MAKE, UM, THIS PART OF NASA VERY LIVELY.

UM, AND I THINK ON THE SIMILAR VEIN, JUST, YOU KNOW, WHAT ART CAN WE ADD IN THE WINDOWS, UM, IN ADDITION TO THE MURAL BEHIND THE BUS STOP.

UM, MAYBE IF YOU COULD ADD A LITTLE DEPTH BETWEEN IT, IT JUST READS AS ONE MASS NOW, WHEREAS BEFORE IT READ AS, UM, SORT OF TWO SEPARATE MASSES, UM, WITH THE HIGHER CONTRAST COLOR SCHEME.

YOU GUYS CAN'T DO ANYTHING ABOUT IT, BUT YOUR BUILDING'S GONNA LOOK A LOT BETTER IF THERE'S SOME STREET TREES, UH, IN THE VICINITY.

UM, AND I'M HOPEFUL THAT AS THE CITY EXPLORES THAT THEY GET SOMEONE THE VERY BROAD SIDEWALK IN FRONT OF YOU WITH THE BUS STOP.

UM, ON THE WALDEN STREET SIDE, I DO THINK JUST A FOLLOW UP OF WHAT WAS THE TRANS, WHAT'S THE TRANSPORTATION RATIONALE FOR WIDENING IT? BECAUSE I THINK THAT BASED ON THE CITY'S OBJECTIVES TO BE PRIORITIZING PEDESTRIANS, UM, TREES, ALL THESE OTHER THINGS, I THINK IT'S JUST ANSWERING THE QUESTION.

IF THERE'S JUST A FUNDAMENTAL, IT ABSOLUTELY HAS BEEN ON THE AGENDA TO DO THIS AND THIS IS ENACTING IT.

IT'S A PEDESTRIAN, IT'S A VEHICULAR PRIORITY, RIGHT? WHEREAS IT LOOKS GREAT WHEN YOU LOOK DEAD DOWN THE SIDEWALK IN THAT CURB LINE, IT'S SAYING, PEDESTRIAN, YOU COME HERE, RAYMOND PARK DOWN THROUGH HERE, COME ALONG.

RIGHT.

UM, AND I THINK THAT THAT TIES MORE EFFECTIVELY TO THE RESIDENTIAL NEIGHBORHOOD YOU'RE TRYING TO TIE TO.

OBVIOUSLY YOU HAVE THAT PARKING LOT IN BETWEEN RIGHT NOW, BUT IT CREATES THIS MOMENT OF, WELL THEN YOU HAVE THE JOG IN THE PARKING LOT.

SO IT'S REALLY URGING THE CITY TO MAYBE FOLLOW UP WITH, WITH THIS GROUP AND THE PUBLIC ABOUT WHY THIS HAS TO HAPPEN.

AND ON THE TREES ON THE BACK AND THE THAT RENDERING AS WELL, THEY'RE KINDA LIKE TWO TYPES OF TREES AND THEY LOOK A LITTLE BIT WIMPY AGAIN.

AND I FEEL LIKE PROBABLY WITH THE, UM, THE SCALE OF THE BUILDING, AND I THINK AS DIEGO IS DESCRIBING, THAT BACK FACADE IS TRICKY ANYWAY.

YOU PROBABLY WANT SOMETHING MORE, UM, STRONGER IN FORM, UPRIGHT AND MORE, UH, UNIFORM, RIGHT? YOU ONLY HAVE SIX, SO THIS IS NOT THE PLACE YOU NEED TO BUILD YOUR BIODIVERSITY.

JUST MAKE IT LIKE A SINGLE GESTURE TO CREATE THAT KIND OF BARRIER OR NOT BARRIER, LET'S NOT CALL IT BARRIER, BUT THAT KIND OF TRANSITION TO THAT PARKING LOT, WHICH PROBABLY WILL EVOLVE OVER TIME.
